Creating a coastal escape

In creating the coastal holiday haven ‘le paix’, owner/developer Ben Flint, founder of Greystone Constructions, leaned into a sophisticated Mediterranean feel.

The Sunrise Beach apartment is part of an older, four- unit block just two streets back from Sunrise Beach at Noosa. The opportunity to fully renovate gave Flint a blank slate to design a luxurious space that sets the scene for a glamourous Air BnB stay.

The exterior of the single-storey complex with its blockwork façade and bullnose veranda was retained intact, while inside, the interior was stripped back to redraw the configurations. This helped give the small spatial footprint a much more generous, expansive feel.

The resulting layout incorporates a master bedroom with northerly aspect; second bedroom with southerly exposure; bathroom with integrated laundry; and a gourmet kitchen featuring travertine stone benchtops and timber-finish cabinetry as part of a generous open-plan living space with dining area.

A dark colour scheme was chosen to further enhance the sense of spaciousness, and to support giving the apartment a strong and unique identity.

Flint explains that the Greystone team “splurged” on the finishes and decorating. This included feature walls in both bedrooms and the living/dining area with a French wash painting style that creates a cloud-like effect. Every wall features artworks, and in the living area, an eye-catching hand-painted urn enhances the bespoke décor.

The stereotypical timber floors associated with costal design were avoided. Instead, the kitchen and wet areas feature travertine floor tiles while bedrooms and lounge area offer the soft luxury underfoot of pure wool New Zealand carpet. Ducted air-conditioning ensures year-round comfort.

Flourishes in the specifications such as inset stone features in bedrooms for the placement of luggage demonstrate the level of consideration the team gave to combining style with convenience, robustness and comfort.

“We didn’t hold back,” Flint says. “We really didn’t think we could over-capitalise with the place.”

While it is a quiet area and the apartment has inherent high levels of privacy, Flint wanted guests to feel absolutely enclosed in their own piece of Sunshine Coast paradise.

The existing window apertures could not be changed, so Flint put emphasis on the soft furnishing element of curtains to deliver a balance between natural light and privacy.

In both bedrooms and the living area, floor-to-ceiling Verosol Wave curtains provide both aesthetic and practical benefits. The twin set solution incorporates Verosol sheer curtains in the textured, woven Seed fabric in the Chia colourway  and Verosol Blockout/DimOut curtains from the opulent Kvadrat Dawn 2 range in a rich, sophisticated mocha hue. These softly billowing paired drapes were installed on recessed Verosol A4010 Series curtain tracks, creating a glamourous and eye-catching feature in the immaculately appointed room interiors.

The dual flush mount approach with smooth, manual control enables guests to enjoy either full sunlight, filtered light with privacy, or full blockout of all light – perfect for serene daytime naps or sweet dreams at night.

The recessed curtain tracks are a Verosol solution which is ideal for either residential or commercial applications, where a full-length drop is desired. Visually, it gives total softening and a seamless aesthetic for the curtains as a feature. Drawing the eye without the distraction of a gap above, and enhancing the sense of ceiling height, brings an additional air of serene spaciousness.

Flint had already been familiar with Verosol products, for example in recently delivering a premium private residential home on Noosa Hill. That client had aspired to a French provincial chic, and the architect specified Verosol blinds and curtains as part of the final specifications.

“I had kept them in mind if I ever had the opportunity to do my own project,” Flint says.

Verosol also provided Flint with design advice for Sunrise Beach.

“They suggested we rebate the Verosol curtain tracks into the plasterwork. It is not something I had done before, and I will now be keeping it in mind for future projects,” Flint explains.

“It gives a beautiful full blackout effect, making the space very private.”

Flint says the ultimate vision for the apartment was for it provide guests with a hideaway. “It is a quiet space to unwind for those who appreciate quality.”
