South Australia Water’s new headquarters first building to achieve prestigious rating

South Australia Water’s new headquarters in Victoria Square have been awarded the state’s first Six Green Star Rating, the highest rank presented by the Green Building Council of Australia.
The 10-storey building known as Victoria Square 1 (VS1) was designed by HASSELL, with support from Bestec (building services), Wallbridge and Gilbert (Structural), Cundall (ESD), Barry Phillis & Associates (project management) and Rider Hunt (QS).
Built by Hansen Yunken, on-site building practices ensure over 90% of construction and demolition waste is recycled – a figure significantly higher than the usual 60% for comparable commercial developments.
The design considers both building fabric and building services, prompting an underfloor air system which runs on economy cycle for much of the year, keeping the building’s running costs at market rental levels. VS1 provides facilities for up to 140 bicycle commuters, boasts rainwater collection facilities, and a water recycling system, which will save 11 million litres of water each year.
David Clark, director of ESD consultant Cundall sees the 6 Star rating as a “small step in delivering on the ESD objectives of this project. Design ratings are all about good intentions – the real challenge is to deliver measurable outcomes”.
