What happens after handover? Bringing circularity into Day 2 building services

A building’s environmental performance does not stop at practical completion. How its systems are operated, maintained, upgraded and ultimately replaced can have significant consequences for energy use, carbon emissions and material waste throughout its life.

This is where the concept of Day 2 Services becomes important.

The term refers to the systems and services that come into play once a building becomes operational – from electrical and automated systems to HVAC, plumbing and building controls.

The upcoming CPD Live session DAY 2 Services using Applied Principles of Circularity, presented by Verosol, explores how better planning for this operational phase can contribute to a more sustainable and adaptable built environment.

The session connects Day 2 Services with the principles of circularity: keeping products and materials in use for as long as practical before enabling their reuse, recovery or recycling.

Architects will explore how intelligent systems and automation can help improve operational efficiency, extend product lifecycles and make future refurbishment and upgrades less resource intensive.

Automated solar shading provides one practical example. Managing blinds in response to environmental conditions can reduce cooling loads during operation, while better system design, maintenance and future-proofing can extend the useful life of the installation itself.

Presenters Julian Sutherland, Head of Sustainable Assets – APAC, and Neil Krotzsch, Head of Automation at Verosol, will bring perspectives spanning sustainable design, environmental engineering, retrofit, decarbonisation and building automation.

The session encourages architects to think beyond initial specification and ask a longer-term question: what happens to the system once the building is occupied?
